Is rera approval mandatory for all residential projects ?

*Under Section 3 of the RERA Act, a residential project must be registered with the respective state's Real Estate Regulatory Authority (such as MahaRERA in Maharashtra) if it meets any of these criteria.
* The total land area proposed to be developed is greater than 500 square meters.
*Number of Units: The total number of apartments or residential units proposed to be developed exceeds 8 units (including all phases)
*lotted Developments: The layout involves selling plots in a project larger than 500 square meters or containing more than 8 plots with common infrastructure.
* The builder or promoter has received a valid Completion Certificate (CC) or Occupancy Certificate (OC) before the enforcement of the RERA Act.
*The work is strictly limited to renovation, repair, or redevelopment that does not involve any new marketing, advertising, selling, or new allotment of apartments.
